The B&B is housed in the 2 old saloons/store.  Each room has a private entrance and bathroom.  The only thing you share is a common porch.  The rooms have queen sized beds, microwave, small refrigerator, coffee maker, and TV (VCR or DVD only...no commercial reception).  A few movies are provided.  The porches have rocking chairs or porch chairs for you to sit out and enjoy the stars and just plain old visiting!  You are close enough to the river to walk down and look around or sit on the swing at "the point" and watch the river and the sunset.

Two rooms have tub/shower combinations and rent for $100 plus 13% tax per night.  Two rooms rent for $125 plus 13% tax per night.  The price is based on double occupancy.  The cost for additional people is $15 each. If you bring a pet, it is treated as an extra guest...$15 more and they need to be on a leash and not left in the room alone for long periods of time.

Policies:  We accept personal checks if received 5 days ahead of your stay; we also accept cash; and we are looking into taking credit cards through PayPal (call and talk to Marilyn). 

Cancellation policies:  If you book a room on a night or weekend that is not one of the festival weekends in the area, cancellation should be no later than 1 to 2 days prior to that stay; if it is one the festival weekends, cancellation should be no later than 1-2 weeks prior to that time.  A $35 service fee will be assessed if you do not let us know in a timely fashion on a no-festival stay.  You will be charged for a 1 night stay for an untimely notice on festival weekends.  Festival weekends are determined by the Fredericksburg Chamber of Commerce.
